Texas Real Estate License SAE Requirements:
  • Do NOT repeat the same course within the same 3 year period.

    Every core course you have taken or will take has a 4-digit course number, example Commercial Real Estate is 0531. You cannot repeat a course with the same course number within a 2 year period. Please make sure that you check your TREC profile with the courses you would like to take for SAE to avoid duplicating a course.

  • For Those Applying On or After January 1, 2006

    If you were licensed after January 1st, 2006 and are renewing your Texas real estate license you must take two 30-hour core Texas SAE courses during the first year of licensure. A Salesperson is required to have completed a total of 270 classroom hours of education by the end of their first year of licensure. 60 classroom hours in core real estate courses are required to be filed during the first year as a licensed Salesperson.     Note: Should the hours be completed PRIOR to the first renewal, the licensee will have satisfied the SAE requirements, and will then be under Mandatory Continuing Education (MCE) requirements.

  • For Those Who Applied Prior to January 1, 2006

    If you were licensed before January 1st, 2006 and are renewing your Texas real estate license for the first, second, or third time, you must take one 30-hour core Texas SAE course every year. A Salesperson is required to complete a total of 270 classroom hours of education by the end of their third year of licensure. When the Salesperson Annual Education (SAE) requirements have been met, the Salesperson will be given a two year license at their next license renewal, as they will then be under Mandatory Continuing Education (MCE) requirements for each successive renewal period.
